One Of The Best On Shelly Beach

SHELLY Beach is Ballina's answer to Wategos Beach at Byron Bay, says real estate agent Glenn Mills.

Offering premier ocean views and protection from the weather, it is a tightly held and greatly sought-after address.

And a contemporary home on Suvla Street - on the market for $1.65 million - is one of its best, Mr Mills says.

Whale watching from the deck is one of the property's attractions.

The home is configured as a two-bedroom residence on the top level and a self-contained, two-bedroom guest apartment on the lower level, which has its own kitchen and open plan living area.

The rooms on the top level feature lots of glass and high, raked ceilings.

The main kitchen, dining and lounge rooms are open plan, with access to the outside deck, which has views over the beach and the ocean. The main bedroom also has ocean views.

The nine-year-old home had a Mediterranean feel, Mr Mills says, because of the terracotta-tiled living spaces, abundant natural light and the north-easterly views of the beach and ocean.

The large 734-square-metre block is zoned medium density and, with the large backyard, there is potential for future development, subject to council approval.

There is a double garage with internal access and the garden is low maintenance.

There is a back-lane shortcut to Shelly Beach, which has an outdoor cafe, general store and surf club.

"Shelly Beach is one of the best areas in the district and the street is short with only a handful of homes," Mr Mills said.

"The house is well priced for what it offers because properties for sale in this area are as rare as hens' teeth.

They are tightly held and do not come on the market often and this is the only one for sale there with its aspect and views never to be lost and protected from the weather from the south and the west."

Mr Mills said an auction of district properties last week attracted many registered bidders, though some of the prices fetched were slightly lower than expected.

"But the market in the higher priced properties has been good, particularly the ones with ocean views," he said.
